For Multifamily, the AI Opportunity Is Finding the Leaks

If you operate 50, 100 or 200 properties, you probably don’t need another technology platform.

A better question is:

Where are we repeatedly losing money or time across the portfolio — and can AI help us find it?

Consider unit turns. Your PMS can tell you a work order was completed. But can you easily see why one make-ready took four days and another took nine? Whether the same vendor keeps returning? Whether costs are creeping upward? Or whether the same problems are occurring across dozens of properties?

Invoices tell a similar story. Individually, a pricing variance, duplicate charge or missed warranty may seem insignificant. Across thousands of invoices and 50+ properties, those small leaks can become meaningful NOI.

That’s why I believe the right AI playbook for larger multifamily operators is surprisingly simple:

Find the leak. Road Test it. Prove the economics. Scale what works.

Start with a few representative properties and real operating data. Establish the baseline. Measure what AI actually identifies and what changes. Then determine what the same improvement could mean across the portfolio.

But something else happens along the way.

Every time an experienced property manager explains why an invoice looks wrong, why a turn was delayed or why a vendor had to return, they contribute operational knowledge that often exists nowhere except in their heads.

Across 50 or 100 properties, capturing that knowledge can create something far more valuable than another AI application:

Portfolio Intelligence.

The real opportunity isn’t having more AI.

It’s turning thousands of everyday operating decisions into institutional knowledge the operator can use to find leaks, improve operations and increase NOI — across the entire portfolio.
